We want our clients to know that we take their health and safety seriously, and we are following all the recommended protocols for conducting real estate transactions. Below are the guidelines we are adhering to in order to make every transaction as smooth and safe as possible.

Following all public health guidelines

We follow all the recommended guidelines for real estate activity. This includes wearing face coverings, staying at least six feet apart, using stairs instead of elevators, and holding any meetings in open, well-ventilated spaces whenever possible. We also make sure to limit the number of people gathered together at one time and will stagger meetings and showings to limit capacity in any space to 50 percent of maximum capacity or less. We are always checking the CDC guidelines for updates and adjust our practices as advised by our public health officials.

Conducting business virtually

At Keller New York, we conduct as much of our business as possible in a virtual setting. In fact, nearly all of the real estate process — from house hunting to closing day — can be conducted virtually. We are happy to have an initial consultation with you over the phone or via a digital platform of your choice. Home tours can be done virtually or remotely, papers can be signed electronically, and we can even make arrangements to have a contact-free delivery of your new keys! The real estate industry has adapted incredibly well to moving online, and you can trust that your transaction will be both safe and secure.

Taking precautions for in-person showings

We understand that there are times when a virtual meeting or showing will not suffice. When we do conduct in-person showings, they only occur in unoccupied or vacant properties. Visitors must wear face coverings, and gloves and shoe-coverings are also recommended. Frequently touched surfaces are continuously cleaned and disinfected and we encourage visitors to touch surfaces as little as possible. To that end, all doors and cabinets will be open and all light switches turned on before any visitors arrive. Showings are staggered to avoid having people congregate indoors together. In addition, only one party will be allowed inside a property at a time including home inspectors and appraisers. We also encourage the use of hand sanitizer both before and after viewing a property.

Screening clients and visitors before showings

In addition to the above precautions taken during a showing, we also conduct screenings prior to a showing. Screening questionnaires can be completed remotely through phone or email. They include questions about whether a person has tested positive, experienced symptoms, or come into contact with anyone who has tested positive in the last 14 days. Buyers and sellers will also be asked to disclose if they test positive or become symptomatic within 48 hours of visiting a property.
